Booking a valuation with an estate agent is a great opportunity to get advice on selling your property. The valuation can take anything from thirty minutes up to two hours, therefore make the most of this time by following these simple house valuation tips.

1. Invite out local experts

Invite out local estate agents with plenty of experience selling homes similar to yours. In doing so, you are more likely to receive an accurate valuation.

2. Decide on your moving goals

Before a valuation, think about your reasons for moving and what you want to achieve. Do you need to sell immediately or would you prefer to wait until you’ve found somewhere else? Perhaps you are struggling for space, do you extend or move into something bigger? By being open with the agent they can offer advice tailored to your individual needs.

3. Questions to ask an estate agent during a house valuation

Prepare a list of questions before a valuation to help you decide which agent is best for the job.

  • Have you recently sold similar houses?
  • How long did they take to sell?
  • Did they sell for the asking price?
  • How many proceed-able buyers are looking for a house like mine?
  • Where will you advertise my property?
  • Which redress scheme do you belong to?
  • Are you licensed and adhere to a code of practice?
  • Can I see a copy of your terms and conditions?
  • What estate agency qualifications do you and your team have?
  • What charges are there apart from the agency fees?
  • Do you do accompanied viewings at no extra charge?
  • Can you arrange weekend and evening viewings?
  • How do you check buyers affordability?
  • How do you follow up viewings?
  • What do you do after my sale is agreed?

4. Treat a valuation like a first date

We can’t stress enough the importance of choosing the right estate agent because choosing the wrong one could cost you financially and emotionally. Therefore with this in mind, treat your valuation like a first date! Do you instantly like/dislike them? Do they give you a good first impression? Are they warm and open with you? 

In addition, pop into the local branch to see if you greeted with a warm welcome and the team are keen to help. Above all, go with your gut, if it feels right it most probably is!
