If your house has been on the market for more than two months with no viewings you may be considering reducing the asking price. Although, this is much easier said than done, particularly when it could have a drastic affect on your finances or onward purchase. The good news is there are simple ways to generate more viewings without reducing the asking price.

Identify your target buyers

When people choose to move they usually do this to improve upon their existing lifestyle. A house is more than bricks and mortar, it is a way of life.  Identify your target buyers so you can match the benefits of your home with the lifestyle they want; the idea being you need to sell them the dream!

Capture the imagination

Ever ‘liked’ a close up shot of a runny poached egg and mashed avocado on Instagram or Facebook? Don’t be ashamed, we all have! Taking a fantastic picture of something quite ordinary can easily capture our attention if done in a creative way.

Using a professional photographer to take amazing pictures of your house will help capture people’s attention and make them want to book a viewing.

A photographer will know exactly the right angles to take to make your house look great. Get them to take lifestyle shots of features that will appeal to your target buyers, this could be anything from a close up of a wooden ceiling beam, a zoomed in shot of a wine glass from your neatly laid dining table to a picture from the kitchen window showing its lovely views.

Selling a lifestyle to generate more viewings

Have you moved out and left the property empty? Does it feel strange and a bit cold, especially as you have memories of this being a wonderful family home? The problem here is buyers don’t have these memories, so an empty house won’t sell a lifestyle to them. The same applies to a house with too many things in it. Having lots of furniture and personal belongings on display makes it very hard for buyers to envisage living in the house themselves.

Home-staging/home-styling is a great way to sell a lifestyle and encourage people to view your house. Although it may cost you initially, professional home-staging can make a huge difference to the appeal of your home. There will be a small cost involved, however home-staging is a lot less costly than reducing the asking price. It is also not that unusual for a property which has been professionally styled to achieve above the asking price. Remember you are selling a lifestyle and not just bricks and mortar after all.
