The first few weeks a property goes on the market is the busiest. Nothing piques the interest of a buyer more than a new listing. If the buyer likes what they see, they book a viewing straight away, especially in a fast-moving local market. So, if your house hasn’t had much interest by now, it could be time to make some changes.

Most of the time, when there is little interest, your estate agent will suggest reducing the price. However, this isn’t always the solution; there could be other ways to generate interest instead.

1. Evaluate the marketing strategy

If the property hasn’t generated much interest, your agent’s current marketing strategy might not be working. It is time to think outside the box and put some creativity into the marketing strategy. Try video tours, 360 virtual tours and creative descriptions whilst focusing on selling your home to the right people.

2. Appeal to your target buyers

People usually choose to move to improve their current lifestyle. To them, a house is more than bricks and mortar; it is a way of life. Therefore, try to identify your target buyers and match the benefits of the house with the lifestyle they want; sell the dream!

3. Update the images

Have you ever ‘liked’ a close-up shot of a runny poached egg and smashed avocado on Instagram? Don’t worry, we all have! A fantastic picture of something quite ordinary can easily capture our attention. The same applies when it comes to the images of your property. The more creative the pictures are, the more attention they will generate. So, with this in mind, consider updating the images. You may also want to enlist a professional photographer.

A professional photographer will know exactly the right angles to take to make your house look great. You can ask the photographer to capture ‘lifestyle shots’ of the features that will appeal to your target buyers. Such as a close up of a ceiling beam or a wine glass sitting on a neatly laid dining table. Or a picture from the kitchen window showing its lovely views.

4. Try home staging

Have you moved out and left the property empty? Does it feel strange and a bit cold, especially as you have memories of this being a wonderful family home? An empty house won’t sell the lifestyle to a buyer. On the flip side, a house with too much furniture and personal belongings inside makes it difficult for buyers to imagine it becoming their home. If either applies to your house, why not try home staging.

Home staging/home styling is a great way to sell a lifestyle and encourage people to view your house. Although it may cost you initially, professional home staging can make a massive difference.

Whilst we appreciate home staging will cost, it is a much cheaper option than reducing your asking price. It’s not uncommon for a property with home staging to achieve above the asking price. After all, it’s about selling a lifestyle and not just bricks and mortar.

5. Check that your estate agent is proactive

No one will show interest in your property if your agent isn’t proactive. Do periodic checks; ask a friend to pretend to be an interested buyer to evaluate how the agent treats them. If you are not satisfied, buyers’ won’t be either!

6. Consider the local market conditions

If the local housing market isn’t buoyant, you need a fantastic agent to make up for it. A great agent generates interest when there’s not much about using the correct marketing and working hard. Ask your agent about the current market and what they can do to get around a slow one.
