Getting your house looking its best before a viewing can be tiring and disruptive, especially if you have young children or you are out working. The good news is, it doesn’t have to take too much of your time. Here are 10 things to do before a viewing to make selling your house that little bit easier!

1. Grab a washing basket and pop in any bits and pieces that are cluttering up a room. Once scooping up the clutter, hideaway the washing basket in your car before the viewing. 

2. Swap towels in the bathroom for fresh ones. To make things easy, why not keep fluffy new towels just for viewings.

3. Make up the master bed with clean bedding. Again, use new bedding just for viewings so it is always looking its best. To save time swapping the bedding around, put your usual duvet cover and pillow cases over the special ones and simply whip them off before a viewing.

4. Open a window in each room to let some fresh air in but only by a fraction if it’s cold outside!

5. Turn the heating on and light the fire to make your house warm and welcoming. If time is tight or the viewing is during warm weather, fill the fire grate with church candles instead to create a cosy glow. 

6. Unless it’s an extremely bright day, switch on any lamps and leave the overhead lights off in the bedrooms. By doing so, the bedrooms will feel more tranquil and relaxing.

7. Create the right atmosphere with low and relaxing music, this will encourage buyers to linger more during their viewing.

8. Make sure your home smells as good as it looks. Spray beds with a tiny spritz of perfume, pop a tumble drier sheet in the bottom of all your bins and put a vanilla pod in the oven on a low heat for a subtle, homely scent.  

9. Raid your garden (or ask a neighbour) for some greenery and colour, and arrange in vases.  Even in winter, you can usually find some sprigs of foliage to add some life and interest to your home.

10. Finally – give yourself a mini-makeover! Make sure your outfit is smart, your shoes are clean (never slippers!) and you are well-groomed and looking professional. Your image should reflect that of your home – neat, well-kept and stylish.

Keep these tips taped to the inside of a kitchen cupboard, so you can implement them quickly before a viewing. Also, make sure everyone in your household is well-trained so they can leap into action when required!
