A survey, also known as a home buyers report, will help you make an informed decision on whether to go ahead with buying a property or not. It will help decide what is a reasonable price to pay and take into account any repairs needed. It will also highlight if further advice is needed before committing to your purchase. Here at John German, we are qualified to carry out a number of surveys and formal valuations to help you decide what to do next.
A RICS Condition Report is a good option if you are buying a conventional house, flat or bungalow from common building materials and in a reasonable condition. It focuses purely on the condition of the property and sets out ‘traffic light’ ratings of the condition of various parts of the building, services, garage and outbuildings showing problems that require varying degrees of attention.
The report also sets out a summary of the risks to the condition of the building and other matters including guarantees, planning and building control issues for your legal advisers.
A RICS Condition Report does not include a valuation.

A RICS HomeBuyers Report is an extensive report which includes all of the features in the RICS Condition Report along with:
A more extensive inspection
Surveyor’s professional opinion on the ‘Market Value’ of the property
An insurance reinstatement figure
A list of issues the surveyor considers may affect the value of the property
Advice on ongoing repairs and maintenance
Issues that need to be investigated to prevent serious damage or dangerous conditions
Legal issues that need to be addressed before completing the purchase
Information on location, local environment and the recorded energy efficiency (where available)

In short no. Home-owners are often confused about their lender’s valuation, many still believe the lender’s valuation is a survey and is being done for their benefit.
Independent research found that on average home buyers spent £5,750 on unforeseen repairs when they moved into their new home. The vast majority will have relied on the lender’s valuation only.

David Urwin and James Morgan are RICS qualified Chartered Surveyors who have been providing buyers and property owners with professional advice since the 1980’s.
Time at John German? I am a Chartered Valuation Surveyor with many years of experience in the Midlands. I first joined John German in 1988 as a Trainee Surveyor, qualifying in 1994 and becoming a partner in the business in 1999. I retired from the business in 2014 and am now employed to undertake professional valuations for various purposes and to provide advice for purchasers.
The best part of your job? I have always enjoyed this element of work and am delighted to be able to focus on this now.
Top tip for buyer or seller? My top tip to any purchaser is to commission a survey on the property you wish to buy. By doing so you put yourself in the position of being aware of any defects, anomalies in values and in consequence not making any costly mistakes.
Time at John German? I first joined John German Estate Agents in the Ashby office as a trainee Land Agent in 1981 where I qualified as a Chartered Surveyor a year later. After 10 years in various parts of the country I moved to the John German Stafford office to head up the Residential Estate Agency and Valuation department where I stayed until we opened in Uttoxeter in 2004. I now work from Ashbourne and Uttoxeter combining with my role as Managing Director.
The best part of your job? Despite how long I have been doing it, I get huge satisfaction from doing a deal and achieving a great result for a client. It is great when clients follow your advice and the result achieved match or exceed everyone’s expectations.
The best part of your job? When selling a property it is vital to prepare well to avoid unnecessary delays and avoidable issues spoiling the sale in the final stages of the deal. It is really worthwhile reviewing the condition of the house and sorting out those teething problems which could deter buyers and create a plethora of damning words from surveyors. Also ensure all the appropriate certificates and paperwork is readily available for your solicitor.
