Once You've Found Your Dream Home
The estate agent you're buying through will request to see your financial information and check your ability to proceed with the purchase. Once all the information has been verified written confirmation will be sent to everyone concerned.
Instruct a Solicitor
You will need a solicitor to help you with the legal and conveyancing process of your move.
We have local solicitors with whom we work closely on a regular basis and can recommend one to you if required.
Once instructed, your solicitor will do the necessary searches, ask questions, check documentation and deal with the finances of the transaction. This process can take between 4 to 12 weeks depending on the complexities of the transaction and if the searches identify any issues which need further investigation.
If you are having a mortgage to help buy the property your lender will arrange a mortgage valuation survey. Remember this is only to satisfy themselves about the purchase price. If you have any concerns about the property then you should commission your own independent RICS survey to help you identify any issues which may need your attention.
Up until the point of exchange you can withdraw from the purchase if any problems are identified by the survey or searches which affect your decision to buy.
Once contracts are exchanged your purchase is legally binding and a completion date will be set.
This is the big day when the house becomes yours! The estate agent will have to wait until they receive confirmation from the solicitors that the monies have been transferred before they can hand over the keys. This usually happens in the middle of the day.
