Following Prime Minister Boris Johnson’s announcement on Monday 4th January, the housing market remains open. Below are some answers to questions about moving home during the current lockdown.

Current lockdown frequently asked questions

Will my purchase continue to proceed during the current lockdown?

Yes. John German have a dedicated team who work with solicitors, mortgage advisers and surveyors to ensure sale transactions proceed as smoothly as possible once a sale has been agreed. All these sectors will remain open throughout the lockdown and we will be communicating with all parties throughout the process. Due to many people within the sector now working from home, we expect a delay in getting responses to the questions we ask of all parties. Please be assured that we are fully committed to chase and move your sale/purchase forward during this lockdown period.

Am I able to move to a new house during lockdown?

Yes. The housing market remains fully open and currently, you will be able to arrange a removal firm to help you move. However, you should consult with your removal firm first before agreeing on any dates, as things may change. The conveyancing sector will also continue to move people forward during this time. Whilst we expect all matters to take a little longer than normal, our team will be working with all stakeholders to ensure your move takes place as efficiently as possible. It is essential that you communicate closely with your conveyancer/solicitor during this period as Government Guidelines can change. Check our website for up to date guidance.

Am I able to view a property for sale or to let during the lockdown?

Yes. During the lockdown, you will be able to view properties available for sale or to let if you are ready, willing and able to proceed with the transaction. John German have the safety of our team, client’s, and the local community at the heart of everything we do. We are committed to helping reduce the spread of Covid-19 by limiting contact where possible. We ask that you help us play our part by adhering to the Government and industry guidance when viewing a property. See further guidance below.

Should I allow potential buyers or tenants to view my home?

Yes. All sellers and landlords should be assured that the Government has given guidance that buyers and tenants can view properties that are for sale or to let. We have implemented procedures to help keep all parties safe during physical viewings, which will guide you through.

Am I able to have a valuation or market appraisal of my property?

Yes. If you are considering placing your property on the market in the next few weeks we will arrange a safe visit to the property, where we will be following the Government and industry guidance.

Alternatively, if you are considering a move later in the year, we would, in the first instance, conduct a virtual valuation remotely. This will allow us to give you an appraisal of your property and advice on selling, whilst we continue to play our part in reducing the spread of Covid-19.

I have had my house valued, is now the right time to place it to the market?

Yes. The Government has confirmed the housing market will remain fully open during the lockdown. We are continuing to see high demand from buyers and tenants. Buyers are very much wanting to buy, and we are selling many properties each day. Please contact the valuer who visited your property for up to date information on demand in your area.

Once you decide to place your property to the market, we will arrange a revisit to ensure your property is ready for sale or let. We will be following the Government and industry guidance to ensure we keep you, our team and our community safe.

Am I able to make an offer on a property I have viewed?

Yes, the teams at John German are fully operational and ready to assist you with making an offer on a property you have viewed. To reduce physical contact, please call or email your local branch, instead of visiting us personally.

Are your branches open?

Our branches remain open, however, to help keep everyone safe, we are operating with minimal staff in-branch and the remaining team working from home. Our policy is to allow visits via prior appointment only with one person permitted entry at one time. This is to ensure minimum contact whilst be able to hand over keys etc. When visiting the office we ask that you wear a facemask and abide by social distancing guidelines. We also will ask you to use the track and trace the QR code.

  •   Minimising social contact

    We will encourage people to initially view a property via video link to give them the opportunity to consider whether they like a property well enough to view it in person.

    In addition, we will limit physical viewings to those who are in a strong enough position to proceed, for example a buyer with proof of funds/house already under offer or a renter ready to move within the next few weeks.

    Not only will this maximise everyone's time it will minimise social contact thus keeping everyone safe.

  •   Everyone is symptom-free

    When speaking to a customer to book a visit, we will ask a series of questions to establish whether they or anyone they live with are showing Covid-19 symptoms, or had the illness, within the last 14 days. A visit will only go ahead when we have confirmation that everyone attending is symptom-free.

  •   Observing social distancing

    We will observe the 2 metre rule, wear appropriate PPE and use hand sanitiser. Before any visit, we will ask customers to observe these guidelines too.

  •   Staying in touch from home

    The safety of our employees, customers and local communities is paramount, so whilst our branches are open, part of our team will continue to deliver our award-winning service from home.

    With this and social distancing in mind, we are reducing the need for customers to visit us in branch by doing more electronically. We will send and request paperwork via email. When this is not possible, we will arrange for the customer to visit a branch. We ask that all visits to a branch are booked in advance with us via telephone.

Visiting us in branch

To ensure everyone’s safety we will be observing social distancing within our branches. We ask before you visit one of our branches to contact us via telephone to prebook an appointment first, this will really help us avoid too many visitors at once.
