COVID-19 Policy

Your well-being along with that of our employees and their families, is of paramount importance to us. We want to reassure you that we continue to follow the Government’s ongoing advice so we can safely support your move during these unprecedented times.

The Government has amended the corona virus (COVID-19) regulations to make clear that people who wish to move home can now do so. Based on this we have amended our processes and procedures to ensure that moving home and key activities around this, such as viewing property, can happen safely. The key points for estate agents are:

  • Agents should ask whether any party is showing symptoms or has been asked to self-isolate before going ahead with any viewing, or visits to offices.
  • Agents should operate using an appointment system for visits to their offices and when conducting viewings.
  • Agents should not carry out any open house viewings.
  • Agents should strongly encourage clients to view properties virtually in the first instance and then only physically inspect properties which they have a strong interest in.
  • Agents can accompany physical viewings and seek to maintain a minimum of 2 metres distance from others wherever possible. Where social distancing is not possible and the visit is within an enclosed space, they should consider wearing a face covering in line with Government guidance.
  • Where they do not accompany the visit, they should make sure that both buyers and sellers clearly understand how the viewing should be conducted safely.
  • Agents should not drive clients to appointments.
  • All parties viewing a property should wash their hands with soap and water (or hand sanitiser if not available) immediately after entering the properties, with internal doors opened and surfaces having been wiped down before they enter. Separate towels or paper towels should be used if possible and washed or disposed of safely after use.
  • Agents should do what they can to promote flexibility when arranging move dates, for example advising clients to ensure contracts have explicit terms to manage the timing risks presented by corona virus.
  • Agents should work with their clients and other agents to broker a new date to move where sales are due to complete and one of the parties falls ill with corona virus or has to self-isolate.
  • Agents should ensure that any keys are appropriately cleaned before handover.

Booking a viewing of a house for sale or rent

We have implemented new procedures, in line with the guidance above, for booking and carrying out viewings of homes for sale or rent. We will ask questions to complete a Health Questionnaire of all parties attending the appointment and ensure that all parties are aware of the process to follow. To express interest in a property, simply get in touch by contacting us via email/phone or using the online booking system. Whilst we will begin to conduct viewings, we also encourage you to view properties virtually (via video link) in the first instance and then only in person if you have a strong and declared interest.

Market appraisals (property valuations)

If the guidance means we are unable to visit your property to carry out a market appraisal, the good news is we can still help you plan the sale or let of your property via a virtual valuation. Managed properties

We continue to manage all of our fully managed properties, supporting both landlords and tenants. We are temporarily conducting non-essential house visits via virtually, however we will continue to help all tenants with essential repairs to their homes, taking into account full protocol set out by the Government. If you are a tenant we advise you to continue to report any issues via Propertyfile, however a COVID-19 Health Screening Questionnaire will need to be carried out before we can instruct an engineer.  Please note, our tradesmen/engineers will also complete a Health Screening Questionnaire to ensure safety to all parties.

Because of the nature of the situation, the Lettings team are dealing with a large volume of enquiries whilst working hard to ensure the safety of those living in our managed properties. Therefore, for all general or rent enquiries, we kindly ask you to email instead of calling the team. We will endeavour to get back to you as soon as possible and thank you for your patience during this time.
