The summer is prime time for buyers searching for a new home and probably the same time you are thinking about getting away on holiday. Now we all deserve a holiday, so don't let this put you off booking a trip!
If your house is on the market follow these simple tips to keep the sale momentum going whilst you are on holiday:
As long as your estate agent provides accompanied viewings, going away on holiday shouldn't be a problem. Your estate agent will show prospective buyers round whilst you're away, and they'll keep you updated on feedback and offers via text message and email. It is a good idea to check in with your estate agent whilst you're away to keep abreast of any offers or queries from buyers.
Avoid postponing marketing until you get back
As we said previously, summer is a key time for buyers who are serious about finding a property. Avoid postponing putting your house on the market until you are back from your holiday, this could lead to a buyer finding something else in the meantime.
Prepare your house & garden for viewings before you go away
Summer is a perfect time for buyers to be shown round your property - the sun will be shining (hopefully) and the garden will be in full bloom.
- Mow the lawn, pull weeds and hide the bins. If you have an auto sprinkling system, set for early mornings or late evenings - we wouldn't want buyers getting soaked whilst looking around!
- Do a thorough clean, make sure all bins inside are empty and food in the fridge is thrown away (you never know how nosey a purchaser could be).
- To keep the house smelling as fresh as possible, buy an automatic air freshener. Stick to mild, neutral scents like vanilla rather than something overwhelming and heavily perfumed.
Whilst you are away, make sure your agent is aware that the property is empty and give them strict instructions to keep this private. If you have a trusted neighbour, ask them to pop into the house to draw the curtains in the evenings and open them again in the mornings - nothing is more obvious that you're away than curtains closed throughout the day. It is also a good idea to ask them to pick up gathering post from the letterbox.
