There are various reasons why you may want to sell your house fast; you have found a property you want to buy, relocating for work or need to move into a particular school catchment area in time for the next term. Or perhaps an elderly relative is moving into a retirement home and you need to sell their house to cover the costs.
Other reasons people want to sell a property quickly include a death in the family, financial circumstances or divorce.
Having worked in the property industry for over 20 years, Rob Clark, Branch Manager at John German Estate Agents in East Leake and Loughborough, has sold hundreds of houses for people needing a quick sale.
"My advice to anyone who wants to sell a property fast is pretty straight forward, price your property at the right level and present it in its best possible light. We're currently seeing a fast moving market in and around Loughborough and East Leake, with the 1st quarter of 2018 seeing high levels of instructions and sales. Whilst this means it is an excellent time to sell a property, the high levels of stock can result in buyers biding their time before making offers, just in case something better comes up. Therefore, if you need a speedy sale, make sure your property is priced to sell and in tip top shape, to help it stand out from others," says Rob.

Price the property to sell
Seek out an honest and professional estate agent to value your property. They will know how much demand there is for a property like yours and will use comparable evidence of sold houses in the area to provide you with advice on the market value and what price you should market the property at.
If you are looking for a quick sale you really need to listen and take on board what the agent has to say and resist putting your house on at a higher price.
Market the property with an 'asking price'When launching your property onto the market set an 'asking price' rather than a 'guide price' - this will convey to buyers you are wishing to obtain the price listed, hopefully reducing time on negotiating offers.
Look at your house from a buyers' perspectiveIn order to present your property at its very best, take a step back and put yourself into the shoes of a buyer. Could the property benefit from some small improvements? Do the skirting boards need tidying up and could the bathroom do with a lick of fresh paint? By all means don't worry about doing a total refurb, but do try and go through each room to identify whether any snagging is required or not.
Although you want to sell quickly, don't rush putting your house on the market if a bit of work is needed. Set aside a week to make sure your property is well presented before going 'live'. A little time spent at the beginning will definitely be worth it and could help you get an offer much quicker.
Rob continues "We were recently instructed to sell two detached houses within walking distance of one another. One was completely refurbished and immaculately presented throughout, whilst the second wasn't finished to the same standard. The seller of the latter property was reluctant to market it a lower price and insistent on putting their house on at the same asking price as the refurbished house. The refurbished house had more than one offer and sold very quickly. However the one which needed some work has had less viewings and is still on the market. This is no surprise as buyers are likely to be asking "why would I pay the same when I could buy a similar house in much better condition?"
"I cannot stress enough the importance of listening and trusting your estate agent, especially if you want to sell your property pretty quick" concludes Rob.
