Over the years at John German Estate Agents we have come across thousands upon thousands of properties in all wonderful shapes and sizes, and our main tip to those wanting to sell their property as quickly as possible is that presentation is key.
“You should dress your house ready for marketing and viewings, this will help maximise the interest when launching the property onto the market. The house needs to appeal to a new owner, so keep things simple & uncluttered.” Rob Clark, Branch Manager – West Bridgford.

A bit of creativity and lot of tidying up can go a long way...
Elaine shares with us a little bit of what she does when helping sellers prepare their home for sale:
A large family home with 4 young children
“The photos needed to be prepared for marketing in a very short time frame, 2 days from when I first got the call to help. We focused on the important rooms for the photos and then had time later to worry about everywhere else for viewings.
We did a big tidy up in the family/kitchen/living room;
- Putting everything possible into large plastic boxes for storage, so that the things the children still wanted before the move could be moved to the garage quickly before viewings.
- Used the owner’s things to lay the table, photos always look better when the table is set.
- Moved out the Ikea furniture used to store the children’s toys to increase the sense of space and calmness.
- Lemon and Lime provided lampshades where these were missing and we used mirrors to bring in more light to the darker corners.
A little bit of dressing in the sitting room;
In the sitting room the curtains had never been made and the room was not finished. Lemon and Lime brought a linen voile and curtain pole to ‘make’ voile curtains which looked great for photos and viewings, this is a very simple, quick fix.
And a dash of luxury in the master bedroom & en-suite;
We provided luxury brand bedlinen for the master bedroom which the owner could store away but bring out very quickly to dress the bed according to the photos we gave them prior to viewings.
Likewise the en-suite bathroom, the hotel-style toiletries and towels are provided by us in a storage box and the room is dressed for viewings so that it always looks immaculate."
